IMPORTANT DATES TO REMEMBER

FEBRUARY 15, 2021 BOARD MEETING HIGHLIGHTS

These summarized highlights are provided as a courtesy and are not official minutes. Approved, detailed minutes may be obtained from Walden Management.


Management:

  • Finances are within expectations. End of the year was normal; collections are low.

Pending Work:

  • Snow cleanup and ice issues on some driveways; ice damming on some units causing large icicles, though the issue is better than before roofs were replaced.

Landscape Committee:

  • Two trees were removed, all of the trimming planned for Fall was completed.

Sprinkler Systems:

  • No start date yet but, weather dependent, hoping to be operational in May

  • Dispute on payment for faulty work – withholding until corrected

  • The Board will have a chart showing sprinkler zones

Communications:

  • Will distribute survey to residents regarding usefulness of newsletter

  • Looking into providing “Welcome” packets to new residents

Financial/Capital:

  • Final assessment is due March 1

  • Board Treasurer successfully negotiated a lower interest rate (from 4.5% to 4%)on the remaining

  • $900,000 loan. The approximate $7800 savings will go toward unforeseen expenses

Construction Management:

  • Met with architect regarding replacement of balconies and patios; information will be sent to Pittsfield Twp for comment

  • • Meeting with Pulte Construction on drainage issues from construction behind Bent Trail Drive units.

Other Business:

  • Management will send information from Washtenaw County to the Pool Committee regarding opening requirements.

  • Management will send an email to residents detailing contractor’s snow removal requirements and guidelines.

  • Walden Management will publicize that it can provide residents with handyman services at a cost, with a disclaimer that this is information, not an endorsement.

“PATIENCE IS A VIRTUE” (or so “they” say) and we’re going to need quite a bit this Spring and early summer. While the construction at the corner of Ann Arbor Saline Rd & Oak Valley is ultimately GOOD NEWS for us (it will lessen the morning and evening rush hour congestion on Oak Valley), it will take some time before we can rejoice!

WHEN: Starting Monday, March 1, 2021

WHERE: Intersection of Ann Arbor-Saline Rd and Oak Valley Dr in Pittsfield Township WHY: Signal optimization and installation of turn lanes

BACKGROUND: On Monday, March 1, 2021, a contractor for the Washtenaw County Road Commission and Pittsfield Township will begin signal improvements at the intersection of Ann Arbor-Saline Rd and Oak Valley Dr. The intersection will not be closed to traffic, but some delays are likely due to lane restrictions. WCRC encourages motorists, emergency services and others to use an alternate route. The signal work is expected to take approximately 8 weeks. However, all dates are tentative and subject to change due to weather conditions. Once the signal work has been completed, construction will begin to add turn lanes on Oak Valley Dr, north and south of the intersection. During this work, there will be periodic road closures on Oak Valley Dr. Additional advisories will be sent ahead of these closures. All dates are tentative and subject to change due to weather conditions. Sidewalks and crossing signals will be periodically impacted by this work.

REMINDERS

  • Yes … reminders about the trash cans, AGAIN! Please:

  • Make sure the bins are placed at least 3’ apart with the silver handles facing the street

  • Bins are to be on the concrete, not the grass

  • Bins must be returned to garages no later than the day after pick up. If not, a courtesy letter will be sent and any further violation is subject to a fine.

  • Should it snow again, containers of de-icing salt are available by calling the office

  • Please remove/recycle unwanted flyers from your newspaper cubbies
