THANK YOU! THANK YOU! THANK YOU! Due to countless volunteer hours by many, the pool was successfully opened in order for co-owners and residents to enjoy this community asset throughout the summer months. From the cooler days when monitors bundled up and read a book on their shift to the extremely warm days when the pool was used frequently, we THANK YOU for making it happen!
The Oak Meadows pool opens at 8:00 am for lap swimming only until 9:00 am. The pool remains open until 10:00 pm Sunday through Thursday, and is open until 11:00 pm on Fridays and Saturdays.
PICKLEBALL ANYONE? There’s been some chatter about making the basketball court a bit more versatile by adapting it to also be used as a Pickleball Court. If you’re interested, please email email@example.com.
BY-LAW REVIEW: LANDSCAPING – A BEAUTIFUL FEATURE OF OAK MEADOWS
Some of the great features of Oak Meadows is our property, our ponds, and the landscaping around our property. Did you know that we have around 500 trees, not counting those on the periphery of our property? We also have beautiful and colorful gardens around many condos. Special thanks to all who have taken the time to plant flowers, update shrubs and keep our property looking great. It improves the appearance of the entire community and the curb appeal of our complex. With all the rain recently, everything is lush – very impressive!
Don’t have a green thumb or the time to garden? That’s OK. All we ask is that you keep the area on both sides of your front walk and the area between your patio and your neighbor’s patio weed free. Some co-owners have forgotten to take care of the area behind their condo. Having attractive (or weed-free) front areas is important, but due to the location of the ponds, pool, walk-ways, and streets, in many cases the backs of condos are equally visible. Take a few minutes to pull those weeds! Again, thanks to those who have cared for this area as well.

Landscape Modification Request Agreement Form. If you are planning to do any significant landscape upgrades of modifications, don’t forget to complete the request agreement form found at the end of the landscape guidelines document. The By-Laws state: “LANDSCAPING: Prior to starting any landscaping around your unit, please refer to the Landscaping Guidelines contained in Attachment #10 to ensure that your landscaping plans conform to Association guidelines and do not require a modification request to be submitted to and approved by the Board.” (Page 13 of the electronic version)

HIGHLIGHTS OF JUNE 21, 2021 BOARD MEETING
These summarized highlights are provided as a courtesy and are not official minutes. Approved, detailed minutes may be obtained from Walden Management.
Meeting called to order at 6pm. Agenda approved as were Minutes of May 17 Board meeting. In addition to the three Walden Management staff and five Board members (in person or via written vote and remarks), 11 co-owners were in attendance via Zoom.
Finances within expectations
No new issues
Letter by attorney sent to Co-Owner in non-compliance with safety standards.
Landscape chair joined walk-around; safety issue identified and in process of correction; new owners (and their dogs) welcomed by the Walk-Around group!
Board approved proposal re: care for trees no longer viable and/or in need of trimming. Request from co-owner to remove Cottonwood tree denied for now as it is still viable. Committee will get bid in response to suggestion to install decorative grasses in areas where grass will not grow to preserve the soil and avoid muddy runoff. Board approved 5’ fence for tree limbs and other large clippings to be built behind cul-de-sac on Bent Trail Court.
Committee is working on a plan to welcome new owners/residents and community-building efforts.
All finances are within expectations.
BUILDINGS: Balcony and patio project along Breckland Court continues to move forward. Gary Miller will send letter to residents in this area re: timeline, expectations, etc. Irrigation repair seems to be working well. Residents are asked to contact Walden Management with any problems (i.e. water puddling, continuous (or no) spraying). Runs will be scheduled at 1am and 6am to adequately soak the grounds and avoid evaporation that occurs during the heat of the day. Concrete repair will be limited this year to critical issues. Please report concrete repair issues to Walden Management.
MODIFICATIONS: Dryer vent modification request approved.
POOL: Other than a few glitches with the calendar and the locks which were quickly fixed, the Committee is pleased with how smoothly the new rules have been implemented and respected. The Committee is waiting on a call back from the County regarding ability to relax rules in light of the Governor’s lifting of (most) restrictions.
CO-OWNER VOICES AND ISSUES:
Two requests for late fee relief were denied.
Public meeting adjourned at 6:47 at which time the Board went into Executive Session.
